Housing

Background

Housing and its interrelationships with many other issues (transportation, air quality, affordability, and special needs) will be at the forefront of the public policy debates in the region and the State for the foreseeable future. The most recent statistics show that there are 556,900 housing units in the San Gabriel Valley, 71% of which are single family detached units. With 600,000 additional new residents expected by 2030 in a region where developable land is 99% built out, providing adequate and affordable housing has become a significant challenge at a regional level. The California Association of Realtors estimates that a minimum annual income of $97,340 is needed to buy the state’s median home price of $428,000.  The median home price for the San Gabriel Valley is approximately $531,250 (2003), compared against a wide range of median income levels in the region varying from $117,267 in La Canada/Flintridge to $32,439 in El Monte. Four other cities have median income prices below $40,000.

 

 

 

 

 

 

 

 

 

 

The standing Housing Committee first convened in April of 2008 to spearhead the COG’s goal to assist members in meeting a full spectrum of housing needs and economic growth.  We have developed an aggressive work plan to meet those objectives.  While this committee is relatively new, the COG’s work on housing issues extends back to its inception.  Past accomplishments include:

  • The Development of a Housing Strategic Plan in 2005
  • A housing conference co-hosted with the California Secretary of Business, Transportation and Housing,
  • Annual annual workshop with Congresswoman Napolitano to assist our member agencies and not-for-profit organizations in securing funds for affordable housing projects

Currently, the Committee is focused on helping the region access funding for much needed housing developments as well as overseeing the current Homeless Needs Assessment and Strategy Development effort
